Simply the best!

We are empty nesters who were moving to the west coast of FL to be near family after living in the same East Coast FL town for 32 years. Our house of 21 years was under contract with closing scheduled in one month and we had a long weekend to either find a new home or resort to a rental property should we be unable to find a suitable home to purchase. Joe was referred to us by my sister who is a Coldwell Banker agent in Charlotte NC. I had been scouring the various realty websites for over 1 year searching for homes within a 30 minute radius of our family members. He was able to arrange viewings for a number of properties that we had chosen as a possible landing point for us. One neighborhood in particular was quite appealing to us as they allowed our dog and the HOA fees covered all exterior maintenance including the roof. Joe was able to uncover that the HOA was going to replace the roofs next year but at an assessment to be charged to each homeowner of $25-30k! We were not finding any existing homes that seemed suitable for us and Joe suggested that we take a look at a new home community nearby from a respected builder that was offering great incentives for their completed spec homes. We had never considered a new home but Joe thought it would be a good fit for us due to the lower HOA fees vs a condo as well as the warranties and lack of maintenance and updating required and the amenities available in a new build community. We found a home that was WAY nicer than anything that we had considered buying and he managed to also negotiate a lower price than asking and paid closing costs which made the home affordable for us. We could NOT be happier with our new home purchase and it truly is due to Joe’s real estate knowledge and expertise as well as his care and concern for the needs of his clients that we are enjoying a new chapter on our family’s life!
