We found Joan via Zillow, we were looking to move but not sure where yet. She helped us look at homes in her service area and we had another agent for listings that were in another county a few hours away near family. We ended up finding a house we loved a few hours away and they accepted our offer even though it was contingent on selling our house. It did however have a kick-out clause which worried us if it took too long to sell our house. We hadn't listed our house yet because we were still getting it uncluttered and ready for pictures/showings but we contacted her that day and she posted it right away with just outside photos for now. She helped us set a price that was a fair price for us but also competitive enough to sell quickly. We had showings scheduled right away and 46 hours after being posted, we had an offer for full asking price! She worked with us every step of the way and stayed on top of things as the contract changed (the buyers wanted to roll the closing costs into the loan by amending the contract for me to pay closing costs but raising the price by the estimated closing costs amount). She even went out of her way to fix the contract as initially it just said "seller pays closing costs" to "seller pays closing costs up to $x" that way if the estimate was low we aren't just out that money. She also made sure it was in the contract that no commission was paid to her or the other realtor for that additional money for the closing costs. Long story short, Joan went above and beyond to make our buying/selling to go as smoothly as possible and worked with everyone involved to setup a back to back closing with built in time for us to get our stuff out of the old house and into the new. Would definitely work with her again and would recommend her to anyone looking for someone to help them buy and/or sell a house!
