We decided to use a lower than normal commission rate real estate agent when we recently put our home on the market. We interviewed a few agents to include Jessica Babcock of Mirsky Realty Group. Jessica came to our home prepared and determined to work hard on our behalf. She was extremely pleasant, very knowledgeable about current market trends, and gave our home a detailed assessment to determine its value. In our situation, we had done a number of higher-end home improvement projects and almost everything inside the home was about a year old. The house looked like a model home. We then sought out to do the impossible – sell our home for a higher price than similar models with approximately the same square footage with similar features. Our justification for the higher price were all the higher-end improvements. Jessica had her work cut out for her but she worked very hard finding great comps to justify the higher price. We decided to list our home for over $40,000 more than similar models that had sold for in the area. When questioned by agents who had shown our home about the higher price, Jessica was ready to articulate why our house was worth more than all the other comps of similar homes. Within 6 days, we received a contract on our home for just under the asking price. After some back and forth negotiations, we sold our home for approximately $25,000 over the highest priced comp prior to our home selling. Jessica did the impossible – she sold our home for more than our model had previously sold for. The sale of our home was the new high bar for our model. I don’t believe most other agents would have been able to accomplish the sale at this price and we give Jessica the credit. The average total commission for selling a home is 6%. The icing on the cake for our sale was the total commission was 3½% - almost half the normal commission rate saving us thousands of dollars.
