Overall just ok. Took some risks and the sale took much longer than anticipated.

Jerry knows how to market a house for sale! Quickly gets a lot of showings and is great at communicating and following up very soon with the seller. A go-getter who will bend over backwards to get the sale done. However, original estimate on a flip was much higher than final listing price, and a few things were overlooked such as narrow, steep stairs that were a major hurdle in closing the deal. After 20 showings and no offers, we corrected the stairs. Immediately got a buyer who was high risk and did not submit earnest money, and we were not told until he voided the final contract and left us at Christmastime looking for new buyers. Jerry got the deal through, but overall it was a long, painful process.

I appreciate all feedback and as the content states, my seller's comments about my performance as agent is highly complimentary. As to the listing price, I always indicated the market was suggesting a price in the upper $130,000's. The seller agreed and set the asking price at $141,900 and the final sale price was $139,500. We did have many showings which I attribute to the my marketing as well as the price being a "sweet spot" in Garrettsville. As the showings mounted with no offers, the feedback was consistent and the seller corrected the extremely narrow and steep stairs to the second floor, Once completed we quickly received an offer. Unfortunately, the buyer walked - I did not represent the buyer. Within 10 days after the buyer walked we received 2 additional offers- both higher offers than the first buyer. We helped the seller select the better buyer and we closed quickly. Overall, the seller appreciated my work and hired me to help him with listing 4 other properties which were all sold and rented in less than 30 days. My lesson, be a little more assertive when there is an obvious issue that can be corrected by the seller rather than allow 3-4 weeks to go by before asserting that the correction needs to be completed in order to sell the house.
