Jen Babacan

I met Jen at a strategy session to sell two properties. Most apparent was her passion for selling “the Florida dream” and her deep knowledge of beach-front property: she could handily pull stats, laws, and building shapes with layouts of units from memory. While impressive, I had concerns. I am in another state and worried about time and effort in prepping the properties. One property had barely any nibbles while on the market for a year despite a price drop. Both were in the same building- deep in renovations and special assessments. Special assessments for a single unit were over 106K! The monthly maintenance would also bump to build reserves. Grim! Jen exceeded expectations prepping the first to get photos that popped with a description that hooked. I didn’t have to worry about managing workers from a distance at all. Jen wanted to price the property higher than any other that had gone on the market in that building, I was anxious given the performance of the other unit, the special assessments and that condos there moved slowly even at lower prices. I trusted the expert but held tight. I barely had to hold a hot second! Within days, I was thrilled we had an offer at a price higher than any other unit had gone for in there even renovated ones on higher floors! That alone would be more than enough, but the buyer also assumed a lot of the special assessments. Many, including building management, tried to convince us that the seller must pay all. That seemed a strange “non-negotiable” when the buyer gets all of the renovation benefit, while the seller would see none. It’s negotiable elsewhere. Jen brought back the law and logic here and stood ground with both management and buyers. It’s refreshing to find a realtor who isn’t just punching the clock and is a true advocate. No need for defensive research concerned about missing something or to question whether she is active and engaged. She’s on it already!

Due to my father passing early this year, we had to sell our apartment in Lauderdale by the see. A family friend who lived in the same building as we did, referred Jen, who also lived in the building. It was a blessing because she knew the building inside out. Jen went above and beyond in helping us prepare the apt to be ready to show. I was down in Florida for a limited amount of time and Jen assured me that she would take care of everything and she did, from moving furniture and to putting personal items in the closet for us. The closing was quick and smooth. Jen made a difficult time in our lives, a little easier because of her dedication to selling our apt.

My go-to agent in Florida is Jen Babacan. She has helped me with both buying and selling units at the Royal Coast. She has amazing knowledge of the available condos in the area and knows how to price a unit for sale. I recently bought a unit, sight unseen, on her recommendation! Jen is hard working and thorough and keeps going until the sale is complete. She’s great!
