For context, Janet inherited my listing after the termination of the agent I signed my listing agreement with 1-2 days prior. She was professional but I was looking for more progressive insights rather than a let's wait and see feedback approach. There was also a heavy reliance upon the Homie appraisal being the way to price the home. I listened but my prior experience selling property, knowledge of my area, and marketing intuition told me there were other factors that buyers were willing to pay more than the appraisals took into account. Again, this could have been because of the number of listings that Janet just inherited or just part of the minimal service for minimal fee approach that Homie provides for sellers that I signed up for. Not everyone should go with Homie especially if you need or want a lot of input/insights or marketing savvy. It is best for sellers to have decent marketing background or experience in buying/selling properties in the area. Know thy neighborhood. There was one offer for my asking price in the first 72 hours and Janet handled the offer and counter details okay. My preference is to have open discussions with buyers to resolve items quickly based on 25 years of construction project management instead of a lot of back and forth through agents. I will say the Homie escrow team was very on top of things and the communication was good. I don't know that Home would be my choice a Buyer's market since I do not have confidence that Homie segments and markets to particular buyer groups for specific property types or areas; other brokers/agents do a much better job at that. Janet is a good transactional agent.
