I was not an “impulse” buyer of property in the Bitterroot Valley. During the search to find a realtor to represent me, the buyer, I encountered many realtors who expected the buyer to do all of the “leg work”. I was not familiar with the area and was in need of someone who was familiar with, what I term the “local customs”. This could include water rights, home owner’s insurance rates or all of the many things that must be addresses as a property moves through the closing process. Janay understood the importance of “having all the T’s crossed and the I’s dotted”. Janay has a good grasp of the term “in a timely manner”. Every request for information, regardless of where it originated, was followed through until all parties had the information they requested.’ The closing process can be very nerve wracking. Janay dealt with the challenge in a very professional manner. She is an excellent communicator / negotiator. She never allowed an issue to jeopardize the closing of the property. While she remained positive, she had no issue with formulating a contingency plan. From our first communication, I was open and above board with Janay. My attitude is / was…. “This is just business.” She is a person who is quick to process another person’s needs. There was never a lot of explaining required. Her replies were straight forward…. Unlike other agents, nothing was sugar coated in order to make the sale. In this market, there will never be the “perfect sale”. What Janay will do is to keep a buyer informed of any negative aspects of the deal. The final decisions always belong to the buyer.
