James did a great job of helping us find the perfect home! We gave him our parameters (numbers of bedrooms, bath, sq footage, locations); he plugged them into his system and started sending us listings. He showed us several properties and was ready and waiting for us at every showing. When it came to prices and estimating our payment, he made sure we were factoring in costs that could be overlooked such as taxes and various HOA fees. He walked us through our down payment options and did a great job checking in with us and the bank as we were securing our loan. Once the paperwork process started, he walked us through every step. The team at his office was very supportive too. There's a lot of documents to sign and they were very patient when it came to answering our questions. A lot of the paperwork was signed electronically via DocuSign which was very convenient. When it came to negotiating, James advised us what our offer and counter offers should be based on several factors such as the original listing price and comps in the area. He made sure the seller was aware of issues we saw with the property and negotiated items to be fixed before closing. He even got a home warranty included (paid for by the seller)! Closing day was a breeze! We signed the final documents, took the keys, and thanked James for a smooth process from beginning to end. We were very satisfied and would highly recommend working with him!
