I hired Jacob to sell a duplex in LA that I took back through foreclosure. Shortly after I took possession of the property Jacob and his father, Frank went to the property only to discover that the debtor who lost the property was living in one of the units as a squatter with a fake lease and under an assumed name. Jacob referred me to an eviction attorney. Unfortunately, since this was LA the eviction took 10 months and $8,000. During that time Jacob was able to market and ultimately get the property sold. The buyer agreed to put the property in escrow until the squatter was removed. During the hold time, while we were waiting to get the squatter out, Jacob took on a light management role by helping to maintain the property as well as act as an effective property manager in dealing with the other paying tenant, who at times was somewhat challenging to deal with. During this entire process Jacob always had a good attitude and communicated with me often. Once the sheriff finally got the squatter out we were able to close the sale within a week. I would give Jacob my highest recommendation. You will not be disappointed if you go with Jacob.
