I would (and still do) diagnose the problem of "why" the listing didn't sell, completely overhaul the marketing and have actually raised the asking price to a level that will achieve offer(s) multiple times.

I believe that if you’re not left with an amazing experience, I haven’t done my job. I don’t measure success through achievements or awards but through the satisfaction of my clients.
