Fran is friendly, smart, pragmatic, and has your best interests at heart. When we met at my house to discuss selling it, she was already very familiar with similar homes and easily identified the changes and upgrades I'd made. She explained the comps she'd researched in detail and how my house compared, and coached me through choosing a listing price. She didn't ask me to make unnecessary repairs or upgrades, or to stage the empty house. My house was on the market for less than a week before Fran and I sat down with a pile of offers. She didn't simply steer me toward the highest offer -- we went through each one and discussed the buyer's financing and financial situation, the conditions of the offer, and the impression she'd gotten of the buyer and the buyer's agent. We weighed pros and cons, looking for the combination of offer price, offer strength, and buyer personality that would maximize return but minimize the likelihood of flaky buyers falling through or trying to lower the final price by coming in with a high offer and then demanding a bunch of concessions after signing a contract. She discussed all the offers with her broker as well, talking through different scenarios and finally going back to our favorite buyers to have them firm up their financing further to ensure a speedy process. I felt like I had not just a real estate agent, but a strong financial advisor. After the buyers submitted their list of post-inspection fixes, she advised me on which repairs were truly necessary to make and which I should skip, and she already knew reliable contractors to do the work. She even kept everyone from getting bored and testy during the hour we had to wait at closing for the lawyer to arrive. Next time I buy or sell a house, I’m definitely calling Fran. She knows the local market well, she analyzes everything in detail, and she's wonderfully easy to work with.
