The Total Realtor Agent
I knew Fran well before I asked her to sell my house. I respected her and liked her community involvement, and I had every reason to believe that she was unassailably the person to take on the selling task. Why did I believe this? Here's why...in a nutshell:
I had already noted her excellent track record in Lower Cape marketing and sales. Then, near term, she sold a house around the corner from me for about 30% above an already high asking price. She put a high price on that house because she knew the house, knew the neighborhood and knew that the house was consistently underestimated by the large appraisal groups who hadn't walked the neighborhood, sense the salt air, and understood value. Fran does these things, analyzes what other agents ignore or undervalue, and then prices a house to attract a buyer population she also understands. She is a good analyst, an excellent judge of the market in which she sells high end homes, and a congenial professional for both her clients and the countless buyers whom she engages. Both I as a seller, and the buyers who she welcomed to my property, had good reason to respect her integrity and to trust what she conveyed to them.
Fortifying her agent personality, she is disciplined and relentless in presenting a property in prime condition. As the owner, I often felt her gentle but persistent push for me to assist her in fully preparing the house such that any buyer would not be distracted by an unimportant flaw that needed to be fixed or removed. Her sense of what made for an appropriate presentation is impeccable. No detail was left unaddressed that might have overwhelmed less fastidious agents
When bids came in, Fran had an uncanny negotiating sense, teasing out the final offer with charm, efficiency and clarity. Together, she and I set the asking price above the assumed market level, then she sold the house 30% above that level. All along, I thought she would. Then she did.
