Erika and I discussed expectations (evidence of financial viability) prior to showing the house and it took some back and forth until the process was fully implemented. After that it went fine, communication was good and in a timely fashion. We also worked out a commission of 5%, which was competitive at least in 2023. Overall, Erika is very reasonable just communicate your expectations clearly.

My sister passed suddenly. We decided we did not want to rent. So I decided to keep my mind busy start searching for a real estate agent in NM (I live in Texas). I wanted someone personable, someone who understood the values of this region, the people, the culture, and - of course - could successfully negotiate the process that was definitely foreign to me. I joked that I watched too many Judge Judy and I was not going to try to do it on my own. I read the reviews and she received some great ratings -- definitely had the knowledge, but there was something about the picture that just said I could trust her. What I like about Erika is that she is quite knowledgeable and not once did she come across that she was in it for the money. She was there - communication was fantastic - she listened to me - helped me see things straight and what was best. She managed everything, even coordinated need repairs. She would not let me lift a finger. She knew how to manage and interact with me -- and I am not easy person to get along with sometimes a bit of a hardnose and grouch. I was fortunate, we sold the house in less than a month and got a great price for it. You cannot go through the process yourself as a buyer or seller -- you need an agent and I HIGHLY RECOMMEND ERIKA CEBALLOS. I don't need a house but I want to buy one just to work with her again. She may be my agent but also a friend for life.

We found Erika Ceballos to be professional and competent, but with a few caveats. She met us and immediately we realized she was the right person to help sell our house quickly. She was organized, timely, and energetic. She understands the market and has the tools for sharp decision-making. However, we encouraged Erika to be more assertive. It was our suggestion that we have an open house when the sale started off slowly. She quickly set it up and passed out flyers in the neighborhood. We suggested that Erika communicate with us more often on what was happening amongst realtors inquiring about the house, how many people attended the open house, etc. She upped her flow of updates. When the offer came in, she was on top of that. But we felt in limbo waiting to hear back from her about how the buyers were reacting to our counteroffer. We'd prefer more responsiveness. During the sale process, we needed a few resources for minor repairs and moving. Erika was quick to suggest reputable contractors in the area, who were all very responsive and capable of doing the work without delay. She also provided us with weekly snapshots of the housing market in our area. We did have to ask for that content the first time. Afterward, she was on it. Importantly, we found it essential to go through the comps carefully ourselves to land an optimal selling price. Once we worked that out with Erika, we made only one price adjustment to sell the house. After the offer was confirmed, Erika handled all transactions smoothly using online tools and apps. She texted us when there were new documents to sign and submit. Our buyers had some complications toward the end that delayed the sale, but Erika powered through and got the deal done.
