We listed my mother’s Heritage at Hawk’s Ridge home with Elythe. She is knowledgeable in the 55+ community where Elythe also calls home. However, do your due diligence before working with her. Elythe asked for a 4% listing fee when the market is 3.3%. Make a few calls to other agents to confirm a standard fee. I would not agree to a Dual Agency whereby Elythe represents both sides of the deal because her job is to represent your best interest and that’s difficult to do when you represent both the seller and the buyer. Lastly, closely review the listing agreement before signing. Elythe had agreed to lower the 4% Seller’s fee to 3.75% but she increased the Buyer’s side of the fee without my knowledge to recoup the discount. That would not have benefited Elythe except she did in fact also represent the Buyer so she got both sides of the commission. I let my guard down during a difficult time losing my mom and should not have trusted Elythe to have my best interest at heart. A lesson learned that I felt worth sharing in hopes of helping others.
