Delta Schrade is a top notch realtor. Not only did she help us purchase our Bentley Green home, she also helped us sell the home a few years later. Her knowledge of the market is second to none. She makes sure every detail is taken care of and her clients are fully protected. We had a few issues with the sale of our home. On the date of closing, all documents were signed and in order. The buyer had scheduled multiple transactions on the same day and the wiring of funds was delayed. As is proper custom, the buyer should not have received the keys and given clearance to enter the home until the transaction was complete. The buyers agent gave the buyer the keys before the transaction was completed. Delta made sure to stop by the property to find the buyer starting to unload household items. She asked the buyer to leave the property until the transaction was completed. This is due to liability issues should there have been an accident or damage. She made sure ti protect all parties involved. She also brokered an agreement between us and the buyer to keep the electricity connected over the weekend so the buyer would not be without power. She went above and beyond the call of duty to make sure all parties were taken care of. We would recommend her services to anyone needing a professional realtor!

We were referred to Delta through a friend who knows Delta personally. From the first communication, Delta displayed her knowledge of the area neighborhoods. This was particularly important as we were moving from a different region of Florida and had determined that the next home purchase would probably be our last home. Within the first email of selected homes that Delta submitted to us, we found our forever home. Delta used her knowledge and skills, things we were not aware that could be done, to obtain this beautiful home. We did have some significant obstacles to overcome. Challenges that were revealed during the inspection period. The roof was too old to insure, a common issue seen in the industry, was actually the easiest to remedy. We received three roofing company names from Delta that she had done business with either personally or professionally and was able to choose a roofer that could replace the roof within the first 30 day window which the insurance company required. The other obstacles we depended on Delta's thorough knowledge and experience to help us make an informed decision as to whether we should purchase the house. She gave us information in regards to the utilities, taxes, permitting, HOA. Truly, the list goes on and on. I can save you a lot of grief by suggesting you choose Delta and you will rest easy knowing your realtor has your back. Oh one more thing. She contacted us to remind us to apply for the homestead exemption 6 weeks later knowing how very busy we were repairing things that showed up in the inspection report.
