Deborah suggested a pre-sale inspection to identify items that a buyer would want to have corrected, then contacted the appropriate service people to attend to those items, which made the house "ready-to-move-in condition" when it went on the market. She guided us through the tedious disclosure and listing forms required in CA. She did a very thorough market analysis that was helpful in determining the appropriate listing price, and devised a marketing plan to expose our home to buyers beyond our local market. June 26, 2021 To Deborah Samuel, Miriam: When my mother passed away, we knew we would be faced with an overwhelming number of issues. My mother was not one to share her information with anyone so it was clear that unraveling what needed to be done was going to be a challenge. We were initially faced with the logistical issue of being over 2 1/2 hours away. Her condo was filled with 40 plus years of accumulation. We began by going over and trying to determine what to keep and what to get rid of. Then we began looking for a competent real estate agent. The day we met Deborah we knew she was the right person for the job. She assured us that she would be there throughout the process and that we could rely on her and that she had our back. She began by laying out a plan and assuring us she would be the point person for all issues going forward. She was able to hook us up with a company that specialized in performing a “clean sweep” of all the items in the condo. This included what could be sold, what the values were, identifying items worth donating to reputable charities and delivering them and even went so far as to boxing up and returning equipment for cable companies, etc. They also made trips to the dump. When they were done, every item with value was sold, donations were delivered and the condo was completely empty. Deborah then brought in an inspector to determine what needed to be repaired/replaced. She managed the whole process and sent us a list of recommendations. Upon our approval, she obtained bids from various repair companies and upon our approval managed to entire process. In addition, we decided that there needed to be some upgrades to the condo before it was put on the market. This included paint, carpet, replacing light and sink fixtures, etc. She managed this entire process and even went to Home Depot to buy replacement fixtures, etc. Once on the market, she brought all offers to the table and managed the entire process.
