I highly recommend Dawn Zmuda! Dawn was our agent when we sold our home in Cheektowaga in the summer of 2024. I got to know Dawn through a book club, so I knew she was smart, friendly, respectful, and easy to get to know. My husband and I had used another and very competent realtor when we sold our Amherst home in 2018, but we decided to listen to what she and Dawn had to offer as we prepared to sell our Cheektowaga home. Dawn won us over due to her experience selling homes in Cheektowaga, and her marketing/social media pitch. Up front, I let Dawn know I was extremely picky about how the home should be photographed and Dawn gladly showed me examples of work from the photographer she used. Dawn listened to what my husband and I had to say on getting the house tour-ready and pricing, while contributing and guiding us every step of the way. As testimony to her diligence and work-ethic, while we were out of town, Dawn watered our outdoor planters daily and in the extreme heat of July and August to ensure the house looked its best! Within a week of listing the property, we had an offer over asking price, so our pricing and marketing strategy delivered the results for which we had hoped. The closing process and negotiations with the buyer were protracted for various reasons, and Dawn kept us up to date along the way; advising us on what action (or inaction) we needed to take. In short, Dawn was a great listener, good communicator, and excellent realtor to sell our house. I highly recommend Dawn.
