Dave helped us with both buying our new home and sell our existing one. For the new home, although we had an idea of what we wanted, Dave helped us narrowing down the key items that were important to both me and my wife. This allowed us to make a quick decision when we found the right house as the market was extremely competitive in the area we were looking for. We ended up with a situation of multiple offers within a day of the house being listed and Dave knew exactly how to put the most competitive offer in front of the seller. He walked us through some of the stipulations that the seller needed and explained clearly the risks and mitigating factors giving us a clear picture in order to make our decision to accept or reject them. When it came down to sell our existing home, Dave’s knowledge of the market was invaluable. Prior to putting our house on the market, he knew exactly what required repairs or improvements were needed in order to make our house stand out and his recommendation where spot on. He recommended business to complete the some of the more complex items and even help us complete some of the jobs where I was not as confident completing on my own. As we put the house for sale, the market was starting to shift as the competition with new construction became steeper, bring the price for existing home for sale down. Dave recognized that trend quickly and proposed to adjust our initial selling price slightly in order to attract a wider range of customer. Within days, we received an offer in excess of the new asking price and he negotiated a quick closing which was ideal for us. Throughout the process, Dave was always available to answer questions or address our concerns and reassure us as needed during this stressful time. His knowledge of the market, ability to communicate effectively with us and the other agents, and his negotiation skills were invaluable. I would never use another agent.

I screwed up the first time we met. My husband and I were at the totally WRONG address which made us almost 30 minutes late to the scheduled appointment to see a rental property. I assumed he'd be angry. So I made sure I wasn't my normal talkative, vivacious self so I wouldn't tick him off any further. He was polite and showed no agitation at our mistake. I thought that was pretty cool. Eight months later it was time to buy a house. We used Dave again. He was informative, engaging and never seemed perturbed at the many, many houses we demanded to see. He is so amazing at observing and evaluating the "bones" and the HVAC, plumbing & electrical quite quickly. We scored a great house. Furthermore, with his expertise and connection to great inspectors, title companies, & all types of home repair people...everything went absolutely smoothly. Our children moved to MN in 2020. Plus, two siblings with opposite and distinctive personalities were driving ME crazy...but not Dave! He was able to bring them together in agreement on a perfect space for them after quite a few disappointments with offer rejections (and they pulled out of an offer after a failed inspection and run-ins with incompatible neighbors). It's a miracle that he would ever want to deal with us again! But he DID for a fourth time! We just recently retired and moved out of state. He returned my phone call while he was on a snowmobiling vacation! WHAT? With Dave's recommendations (and his study of the market!) we received more for our home that we ever imagined! We've also made a friend for life. He's the best!
Dave was a dream and saved the sale of my property (after a bad experience with a different realtor). Dave was extremely knowledgeable about little things that made a big difference. His years of experience have taught him well! He had a stager come over and assist me with tweaking the place to have it be at it's best, which really had the pictures be the best representation of the property, and - I am sure - drew more people in to look at it.
