Dave clearly explained the housing market for May 2021 and priced our home exactly where the comparable homes had recently sold! He had the home filmed and marketed on several social media sources and in 2 days there were about 50 showings and around 30 offers, most far above the listed price. After reviewing & comparing all offers with us we were able to clearly see the one that met our needs and had the best chance of closing successfully in our 30 day time frame. Due to Dave’s communication skills with us, the buyer’s agent, lender, title and escrow, it closed in 30 days and we were able to move exactly as planned. We actually moved before it sold and he he continued to hold open house. After we left he did a few things to make the house more sellable when house was empty. He has many connection to individuals that can assist with small maintenance to improve the looks. He continued advertising and holding open house. He made the closing paper work extremely easy for us so we did not have to return and sign in person. Everything was electronic.
Although I was buying a brand new home from a builder, I've been told that I should still have my own Realtor. Didn't understand but I found Dave managing the local Re/Max office and gave him a call. He was there every step of the way to ensure the builder was doing everything as promised. During the final walk through before closing escrow, Dave was there and found several issues that needed to be handled including a non-functioning heater unit that needed to be replaced and several power outlets that weren't working due to wiring errors. Dave saved me the time of having to reschedule with the builder to come back after we closed to fix things after we moved in.
