We engaged Dave for the purchase of a house in Cape Coral. He helped us identify a house that had the features which both my wife and I wanted. He prepared an offer and the sellers accepted. He put us in touch with a mortgage broker who obtained financing for the purchase. I found Dave to be most helpful in the due diligence process. He hired an inspector who went through the house and noted issues. Dave didn’t just leave it there, he provided additional assistance. When the inspector noted some issues with the roof, Dave had a roofer do an inspection and give us a repair estimate. When he noted potential issues with the pool, Dave went to the company that had provided pool service to determine the nature and extent of the issues. Dave also helped us understand the differences between Cape Coral homes versus where we lived. For example, natural gas as a utility is not available for cooking or heating; homes in Cape Coral are all electric. City utility bill includes water, sewage, and refuse; where we lived, water and sewage were billed separately and though the village contracted with a waste hauler, individual households were responsible for paying the disposal fees. Dave also helped with insurance differences including flood (which had to be procured prior to closing); also the use of hurricane shutters. Dave was extraordinarily helpful in the purchase of our Cape Coral home. If you’re looking for someone to help you buy a house, I can’t recommend Dave highly enough.
