I have bought and sold dozens of properties in my life, in 5 different states, under a number of LLC names. I know. For this small Clermont Florida home, I had so called realtors recommended to me who frankly had no clue. Didn't understand basic contracts, and the lines within. I had certain stipulations with this property. They also could not market at all. When you are fed up with these sales associates, and complete lack of knowledge amateurs that Florida allows to handle real estate, you pick up the phone and find an owner. One of these sales associates works for Caldwell banker. They seriously could not care who they hire. In this case I called the local Re/Max in Clermont Florida. I said to the clerk, I am fed up, I want to speak to the owner of this place to list my property. I was told her name, Darleen Misciagno, and she would pass on the message. Darlene calls me back, with as much knowledge as Real Estate attorneys that I have dealt with in my past business dealings. She says I understand and I will handle you myself, and what an honor that is. 24 brokers working for her and she takes a small listing herself. I have never seen a better marketing person. A full understanding, stages it, gives suggestions, and even made a full video online. Other so called brokers wanted me to list for maximum $369k saying they saw maybe a $350k sale. Not Darlene. She listed it for $379k, and saw much more potential. Instead of just taking offers, she said I am not in this for quick commission, I am in it to get YOU top dollar if you can just be patient. I am on this job. Isn't that a shock surprise nowadays? We turned down a few offers with conditions as she continues making calls and marketing. She sold this home for $371k. I am so impressed. If you are lucky enough that she takes care of you herself, you won't get better. No chance. Darleen is of the quality that is marketing $10 million dollar water front homes in Miami.
