When sellers are also making buying decisions its important that I not tell a seller what I think they want to hear, but rather present the data, that being the comps, just like their buyer's lender's appraiser ultimately will find. I won't fluff and put my seller in a bad position later on just to "get a listing." Honesty is paramount to me and that's why I've enjoyed awesome reviews like yours for 23 years now.
