Lost money during craziest time to be a seller

I spent over 10k in repairs of an old house that was appraised for much higher than sold. Unfortunately I feel this was due to his relationship with the buyers overshadowed his relationship with us as well as just wanting a quick sale under the belt. We were never informed of appraisal value until after the sale once we got a second appraisal, very sad as I thought he was my forever agent but 20k lost is too much. Great personality and hopefully it was just an oversight due to being agent for both parties.
