Colleen was the 2nd or 3rd realtor I worked with during my efforts to get back into home ownership which started in 2020 as I prepared to relocate to the central Florida area. My search initially being delayed by the pandemic, and then once able to resume my search, having the housing market go crazy, and then some job changes too. I started working with Colleen in 2021 after a frustrating 6 months or more with a "Top Agent" that was basically just a "door opener" for me to look at houses on the market without providing any insights that I couldn't already find in the listings like the sellers disclosures, etc. Colleen would come to showings knowing the listing, having read through sellers disclosures and making me aware of potential concerns (or looking into potential concerns I might have about a listing - like a property showing as being in a flood zone when other nearby properties weren't), being aware of other properties on the market in an area that we could also look at, helping me determine a reasonable price to offer on a property if I decided to submit an offer. I don't remember how many offers we ended up making on various properties over the year plus (and multiple home loan pre-approvals - without a FICO score) that I worked with her before finally having some offers get accepted and ultimately being able to close on a property. Even then throughout the closing process, Colleen and the team she works with would check in to keep me abreast of where things were in the closing process. I would highly recommend Colleen Kavanaugh as an agent for anyone looking to buy or sell.
