In a tight buyers market, we worked with my broker to get a desktop underwriting approval, when we showed up to look at a selection of house she had done her research and had investigated the buyers position of the property, current interest which allowed us to make strong, realistic offers - we submitted two strong offers to different properties and both were accepted. Unheard of in this market! As a seller, selling in this high market may seem like an easy task but it isn't. Cindy navigated the multiple offers received in the first 24 hours and weeded out those likely to not close and without good backup documentation. The offer selected was full priced and set the sales record for the condo complex. A lesser agent wouldn't have been successful in disputing the appraisal and getting a revision to the comps ( she promptly was bombarded by the other agents selling units asking how she was able to gain the comps and close the deal).
