To Whom It May Concern: I’m writing this letter of recommendation on behalf of realtor Chris Caguiat, and Reality One Group. Mr. Caguiat has a number of strengths; I would like to share a few. Mr.Caguiat has exceptional skills to work past problems and get properties sold. I first met Mr. Caguiat on a (Million Dollar Plus) sale of a property in Caughlin Ranch. The lead agent working for a well-known real estate company was adamant the property value was no more than $985,000.00 (Nine Hundred and Eighty Five Thousand) Mr.Caguiat challenged the agent, in the best interest of his client. Starting with little investment and staging the property could be sold for hundreds of thousands more. The seller took his advice, I witnessed within 60 days the property sold for $1,240,000.00 (One Million Two Hundred and Forty Thousand), a $255,000.00 (Two Hundred and Fifty-Five Thousand) gain to the seller. Seeing this tenacity in Mr. Caguiat, I decided to hire him to sell my property. I was stuck with an agent that had accomplished little to no activity. She was represented by a reputable company and handled expensive properties. Mr. Caguiat challenged my agent to either get something going or he was going to step in and get my property sold. Later I turned my property over to Mr. Caguiat. He immediately set up a new marketing strategy and staged the property for qualified buyers. Mr. Caguiat had me in contract within 30 days for $785,000.00 (Seven Hundred and Eighty-Five Thousand), near my asking price. Through the process, the new buyers attempted several maneuvers to reduce the price of my property including a engineering report stating a $132,000.00 foundation problem needed to be fixed. Mr. Caguiat found a reputable engineering company to contradict their report and we settled for a mere $6,000.00 saving me over a hundred thousand

We started off by chatting with another realtor about our rental homes that we were ready to put on the market. We were told one of the homes was not worth much so I looked to see who was buying and selling in the neighborhood. There was Chris! Chris knows Reno. He knows many neighborhoods and does research up to the day he lists to be sure we were able to get the most views and offers possible. After listing and having offers on our houses he went even further to secure backup offers and hold open houses to be sure we would sell as quickly as possible even if the initial offers backed out. After we left the area, Chris went by our property weekly and made sure everything was in good order. He's very responsive to texts and phone calls and we felt we were in excellent hands through both sales. I highly recommend Chris Caguiat! He's extremely professional!
