We were looking to downsize, but like most people, we really wanted everything we had in the big house in our new smaller house. Anita patiently listened to our 'complaints/comments' with a seasoned ear and kept focusing us on the positive end result. She communicated better than any agent we've worked with, and we've moved into 8 homes over the years. Anita was scouring the available listings for something to match our, at times, unreasonable requests. With the tightest housing market we've ever seen (houses selling in 24-48 hours over asking price), we were also up against the clock in that our house was sold and we had a closing date right after the new year. We had to move in 21 days or wind up in a hotel for a month or two. Anita was sympathetic to our sense of urgency but wouldn't allow us to jump at just anything. A home opened up in a neighborhood Anita had showed us a week earlier and she got us in to see it at 9am on the day it went on the market. There were already 3 other bids all over asking price by the time we saw the home. Anita gave us research on the neighborhood, comps, and, most importantly, she told us what she thought the house would sell for in this crazy market. In the end, we had to decide what to offer as a final bid, and we went above Anita's professional estimate, but having her expertise and calming hand during the negotiations made us feel very comfortable. We feel fortunate she helped us not only in the search process, but during and after the sale she was there to do what agents should do......make it an easy and smooth process for the buyer. Anita was knowledgeable and efficient. If I called and she was unavailable she would call back within a couple of hours, and if she couldn't return the call she would text me and let me know when she would be available. She was prompt and on time for our appointments and had the information needed. She also carried a measuring tape and scratch paper for measuring windows and doors.
