I’m Alicia Brown, a Texas REALTOR® and Team Lead of Black Swan Team, a husband-and-wife real estate team based in McKinney, Texas. My approach to real estate is both personal and data-driven. I enjoy digging into comparable sales, market conditions, property values, neighborhood trends, inspection findings, pricing strategy, and the details that can affect a client's decision. I believe my job isn't to persuade someone to buy or sell—it's to make sure they have the information and guidance they need to make the right decision for themselves.
For buyers, that means helping evaluate not only the home, but also its value, location, condition, resale considerations, and how it compares with other opportunities in the market. For sellers, it means developing a thoughtful strategy around pricing, positioning, marketing, negotiation, and changing market conditions rather than simply putting a home on the market and hoping for the best.
McKinney is also home for our family, so our knowledge of the area comes from living here as well as working here. We enjoy helping clients understand the neighborhoods, communities, amenities, parks, new developments, and everyday lifestyle considerations that aren't always obvious from a property listing.
