I worked with several other brokers over the years who reputedly knew how to sell acreage in the Temecula-Hemet area, but none of their assessments were accurate and none of them delivered on any of the promises they made. I was so pleased to engage and work with Caroline Collins, the first broker who truly demonstrated knowledge of what was realistic and gave us good advice on how to sell raw land. While some of the other brokers showed no results after having the listing for years, Caroline sold our property to an all cash buyer in 90 days. She creatively structured a fair commission structure/sharing arrangement to incentivize buyers' brokers and she gave us good advice on pricing the land to sell, given its characteristics. She provided recent comps that enabled us to collaborate on a pricing decision that was key to moving the property. She also is very knowledgeable and a skilled negotiator. She knew how to deal with some of the buyers' brokers who attempted to make "unusual" offers and avoided being dragged down a rabbit hole. She knew what was right, fair and reasonable and stuck to her guns. She did not hesitate to bluntly smoke out the buyers who were trying to low ball us or who were growers; she knew the county's zoning and other regulations and we did not waste time with prospective purchasers who would ultimately fail because they did not have the money or wanted to do something that would not be permitted by the county. She showed great patience with the buyer's broker who did not pay attention to details for the closing, but thanks to Caroline's diligence, we closed as expected for our full agreed price.
