If an applicant signs the lease and pays the required funds but fails to move in, this may constitute a breach of lease, and the applicant may be held financially responsible for applicable lease obligations. INCOME & CREDIT REQUIREMENTS: Applicants must demonstrate gross household income of at least two times the monthly rent before taxes. A minimum credit score of 650 is required for all financially responsible applicants. Applicants with credit scores between 600 and 649 may still qualify if gross income is at least three times the monthly rent and negative credit history is not housing-related. Additional income verification may be required for applicants in this range. BACKGROUND CHECK REQUIREMENTS: All applicants are subject to a criminal background check. Screening considerations include the nature and severity of any offense, the time elapsed since the conviction, and evidence of rehabilitation, as applicable. HOUSING VOUCHER APPLICANTS: Applicants using a housing voucher must provide a signed Request for Tenancy Approval (HUD-52517) from their caseworker and include the caseworker's contact information with the application. Housing voucher authorization must be sufficient to cover the advertised rent.
