Second purchase with David Oesterle (RE/MAX Excalibur) — handles complex investor deals with ease

My most recent purchase was a four-bedroom home with a pool in the Phoenix/Arcadia area that I’m operating as a short-term rental. Buying an investment property titled to an LLC introduces moving parts most agents rarely deal with: entity-level considerations, investor financing, and far less room for error on inspection and appraisal. David stayed ahead of all of it. During the inspection-resolution (BINSR) period he negotiated a seller credit that put real money back in my pocket, and he kept the appraisal and underwriting timelines coordinated so we closed on schedule with no surprises. What sets David apart is that he thinks like an investor — focused on the numbers and the downstream implications, not just getting to the closing table. He’s responsive, calm under deadline pressure, and genuinely fluent in this market. The fact that I chose him again for a more complex second transaction should tell any prospective client everything they need to know. A solid seller-agent relationship gets the deal in a tough market

In my experience as a property seller, it goes without saying that the best real estate agent has knowledge of the property, the area, the city, and the market. They can integrate all that and communicate it in a way that focuses a seller on the specifics of the deal, while keeping one's eye on the big picture. In the recent market, being realistic about the comparative sales and timing of the potential for sale has particularly been critical, and this has required of the agent a unique skill set of communication, patience over time, and a solid relationship that builds trust. David Oesterle has been for me the best agent who has those very unique skills, and I heartily recommend him to other property owners looking to sell.
