•The property sale that Elton helped me with was an inherited condo that had not been mistreated, but also had not been updated in 30 years. I was expecting to just sell it as is for a minimal amount since I didn't want to deal with painting, carpet, flooring, etc. However, Elton told me that he could arrange for all of that to be done. He worked up an estimate of what it would cost to get everything refreshed and I decided to go that route. I wrote a check to Elton that covered getting the condo cleaned out, painting, carpet and flooring, a thorough cleaning, and staging. His estimate was spot on with the final cost, and I expect the increase in the net sale price was about three to four times the money spent. When I say he handled everything, I mean EVERYTHING. Since he knew the current market trends, I left it to him to select the flooring, carpet, paint color, etc. The only thing I did was write a check and it just... happened. He kept me updated on progress, and when I had questions he got back to me promptly if I texted or emailed him. The initial price selected for the condo listing ended up being a little high, but I think that may have been more of a result of the layout of the condo itself and a generally cooling market. Elton provided a lot of data on comparable properties that had sold recently or were listed for sale. He was willing to take time to walk me through options for reducing the price to get to where the market was, and to discuss different strategies and options on negotiating once an offer was made. Elton is very knowledgeable and communicates his thoughts clearly to assist you in deciding what is best for you. He truly went above and beyond what I expected from a real estate agent and I cannot recommend him enough.
