•It was difficult, but with Lynn's EXTREMELY HELPFUL guidance, selling and buying at the same time was achievable! I got top price for mine, and when I saw a "fixer-upper", I decided to go for it. At the end of a seller's market, my house was on the market about a week and a half. It sold at $6,000 above the asking price, with no problems. Lynn was there the whole time ironing out any wrinkles. There were NO surprises! The purchased house had been on the market for over a year, and its value had dropped about 22% from the original price. My inspection and the professional inspection recommended by Lynn showed many TLC-type items, but only a few minor deal-breaker problems. Those, we asked to be repaired in the offer. I am using the inspection document to guide my fixing agenda. Our offer was for the asking price, contingent on the selling of my house and the fix of our list of problems. The problems were fixed, inspected again, and the my buyer, seller, and I signed all the papers. I was able to move successfully with HELP from a BUNCH of relatives, a few pickups and a small trailer. I couldn't line up moving company in less than a week! It was and exhausting experience, but I WOULD DO IT AGAIN! We got the buyer from Heaven. He liked everything, INCLUDING the neighbor's visiting CHICKENS! My sellers were out of state, so I never met them. I told Lynn that she was the best, most professional Realtor I have ever dealt with, (in over 40 years of buying and selling houses- ALL of which I lived in.)
