My husband and I decided to retire and move to Florida. We are glad that we hired Carol to sell our house. She is very knowledgeable and experienced broker, who knows how properly stage and price the house. She knows the market and the area well. Her negotiations skills are excellent. She even gave us some very needed points for negotiations on our Florida home. She has Illinois and Florida licenses. Carol and her granddaughter Nicole were the best team! They took care of all the details cleaning out the house, sprucing up the house, making sure house met Niles codes, showing the house, developing selling strategy and advising during negotiations when finally selling the house for a great price! I wanted an experienced realtor who knew the Niles area. After looking on Zillow and then checking Carol Harczak's website I knew this was the person I wanted to talk to about selling my father's house. Carol gave us good information about how to prepare for the sale of the house. She had good resources of people who could paint, refinish floors,etc. She contacted the people and they got the job done quickly. Carol kept us well informed and answered our questions quickly. We put the house up for sale on October 25 and the closing was on November 30. All paperwork was completed quickly and efficiently. Carol gets things done. She was a pleasure to work with.

Simply put, Carol is the absolute BEST realtor you will ever find! I had been working with another realtor before finding her who promised me the house was going to sell quickly and I was going to be "rich." After over 6 weeks on the market and not one offer, all he did was lower the price every week. I did some research and found the best reviewed person who had been in business the longest, knew the area the best, and had the best record of closing sales in the shortest time... that was Carol. She was honest, direct, caring and helped me with absolutely everything: getting a great real estate attorney, a housing inspector, even a handyman to fix the things that needed to be done. I don't know where I'd be without her help! Her granddaughter, Nicole, helped me out as well with showing my home, taking the pictures, and also helping out with showing me homes for my own purchase. Carol made a time in my life that was quite stressful much easier because I knew I could count on her expertise and guidance every step of the way. I was an out of state landlord for more than ten years and Carol managed the property very efficiently, putting up with less than desireble renters that I had approved. This included dealing with hard-to-get-along-with renters, arranging for maintenance, appliance replacement, you name it. Finally, when I decided being a landlord was not for me, she supervised the cleanup, floor refinishing, painting, repair etc. and moderate upgrading of the 50+year old kitchen. She knows craftsmen that do excellent work for a fair price. The property was listed at a reasonable price and was sold in a couple of months in the middle of the winter. She gave me excellent and timely advice. I highly reccommend her.
