As a result the property naturally divides itself into two sides, each with its own strengths and weaknesses. The northeastern side is larger, more private, and walks right out into the creek bed where you can fish, camp, or just enjoy the sound of the water as it loudly babbles by. However this area is below road grade, the ground has more moisture from road runoff, and a driveway here would have to be graded in. The southwestern side is dry and flat, no grading needed over here. But it's smaller, closer to the neighbor, and rises high above the creek. There's a beautiful view, but you wouldn't be able to walk down to the water from this side, the canyon walls are just too steep. This would make a peaceful retreat for personal use, or an interesting spot for a Hipcamp investment.
