As an out of state real estate investor, the husband and wife team of Ray and Kathryn Peter was a pleasure to work with on my first residential purchase experience in Palm Coast. On my initial review of the area They toured me through multiple waterfront condos and inland single family homes for sale which provided me detailed comp data, location preferences, and historical price changes upon which I was able to focus on what type property I wanted to purchase and why and at what price point. The decision I made to purchase a single family home in the "F" section of Palm Coast was purchased at a price below appraisal and was quickly leased by them above market rent to a highly qualified tenant. Ray's post purchase assistance in arranging for home vendors such as lawn care and sprinkler service companies and his own personal contributions to the home was above and beyond any normal realtors post purchase duties. Not only did Ray arrange for home service vendors he monitored their workmanship and reported to me the vendors performance on my property that was much like a property manager with no additional cost to me. The professional and personal contributions of this husband and wife realtor couple certainly exceeded the normal buyer agent Services, and I have purchased over 110 rental homes in my investment property career. I was so satisfied with my initial experience with Ray and Kathryn I asked them to assist me in buying another single family home in Palm Coast in which they assisted for my second Palm Coast investment property . My continued purchasing of homes with Ray and Kathryn speaks volumes as to my 5 star rating of their knowledge of the area, their negotiation skills, and their service after the purchase.

Knowledgeable and communicates well. Kathryn's awareness of comparable home values was significant in the purchase of my home below appraised value thereby adding immediate equity to my purchase. She spent considerable time in researching numerous properties that fit my purchase criteria and I was pleased with the final choice she negotiated on my behalf . As an out of state buyer but with a real estate background I still had to count on her skills and local knowledge and with my knowledge of real estate single family acquisitions I was comfortable with her feedback and decision making on my behalf. Julie Smith did a phenomenal job in helping my father sell his house in Mt. Dora. Both her and her husband Jeff went above-and-beyond typical real estate agent services to help my father get his house ready for sale and provided lots of additional help along the way. My father's sale also involved some complexities with multiple parties involved and Julie and Jeff did a wonderful professional job managing the process, with excellent and frequent communications along the way.
