•Gary’s main goal is to list as many properties as possible, then hope other agents sell your home. I was spoiled by another agent up north that aggressively sold my previous property. Here are some of my concerns: First, Gary had me sign a 12 month listing without notification (6 month listings are common), then did little other that post my property online. Second, after six months with few showings, he encouraged lowering the price, which I did twice. Still he did little to sell my home, other than hope other agents sell it. Third, after eleven disappointing months, I told him I did not want to renew my listing. He asked if I would consider a lease option. As the listing expired he brought a lease option that benefitted the buyer at my expense and sent me a listing extension with the counter offer, instructing me to sign all docs, thus extending the listing, whether I accepted the offer or not. Finally, the last day he brought an offer for a buyer to purchase once they sell their property, up to six months in the future (further effort to extend his listing / commission, while tying up my property). Gary looked out for Gary, not me. I would advise sellers to avoid Gary.
