I contacted Kirk because of a listing he had in Sarasota, FL - he was very knowledgeable, communicative (clear analysis of market, prompt responses), personable, and went the extra mile in every respect to help me find a good fit. I was interested in a beachfront income property that would rent well in season. I ended up seeing a property in Ft. Myers online, but instead of contacting the listing agent there, I contacted Kirk in Sarasota because I was so impressed with his knowledge and work ethic. He drove down to Ft. Myers (1 hr 15 min each way) to give me a video tour showing me every inch of the property inside & out - I was out of the country at the time. He thoroughly checked the property, ages of appliances, water heater, etc. so I could adjust my offer accordingly. He helped me get an inspection done. Kirk assessed the market for a cost/benefit analysis as an income property, and also communicated with my bankers to work out details of an international transaction - both of which immensely helped me in making my decision to buy. He never showed frustration at a glitch or seeming obstacle during the negotiation process, instead cheerfully took everything in stride and got things done. He worked well with the listing agent & sellers and helped me negotiate a considerably better price. He also helped me go through the hoops required by the HOA in a gated community. After my purchase, even though his job was done, Kirk helped me get a property manager at a great 2-yr contract rate and then even helped me negotiate a rental deal with the agent of my prospective new tenants.
