I had been trying to buy a property from March 2020, just as the boom we are experiencing started to gather pace. Historically low borrowing costs and an inventory shortage equate to perfect sellers’ conditions as multiple buyers fight for their next home. Property after property we were unsuccessful, and it seemed every time I submitted an offer I lost out to another buyer. Why? Who knows? Sometimes I was the highest offer, yet someone would claim they were a ‘cash buyer’ only to change to finance once their offer accepted, or I’d ask my agent to call the sellers agent an hour before final bids were due to alert them to my revised higher offer, only for the seller’s agent to then close out early before we could submit – later discovering my offer much higher. In a market frenzy all manner of shenanigans happen! Then in late November I found Albert Van Zyl, talked to him about the property I wanted and by the end of the next day he had the house I wanted under contract. I’d spoken to him for the first time the day before! Not once did he suggest any nonsense like “write the owners a letter telling them why you love their home”, or “perhaps you’d like to be contracted to a back-up offer?” Albie advised me on the right offer to get the deal accepted on the spot, despite second viewings being booked in the following day and a ‘hot home’ badge on Redfin. That’s what an expert negotiator is able to do, and that’s what Albie is. Beyond this, Albie, and Marcia, led me through the process of buying my first house in the US while I remained in London. They organized everything - inspections to insurance, and made sure the sale was a painless win-win for the buyer (me) and the seller. He even popped round and fixed the electric gate after I took ownership and left town for awhile. He is five star.
