Little Beaver Estates borders the Oak Ridge State Wildlife Area, some of the best elk and deer hunting in northwest Colorado. Eight miles east of Meeker off of County Road 6. Twenty one 35 acre parcels of rolling hills. As of 2026 13 of the parcels have homes on them, the rest are still pasture and farm land. The developer built a private road through the estates providing access to the lots on either side of the road. The road ends at the south side of the development where it borders the Colorado Division of Wildlife's - 6,000 acre Oak Ridge Wildlife Area, where there is very good Elk, Pronghorn, and Mule Deer hunting, accessed by foot or horseback only. A common area along the south side of Lots 15 and 16 provides an unloading area where only the owners of the Little Beaver Estates can park, overlook and access the State land. Electricity and telephone land lines have been buried along the road, providing these utilities for each lot. For domestic water the buyer will need to have a well drilled, or put in a cistern and haul water from Meeker, which most of the owners do because the well water is high in sulfates, nitrates and minerals and will need to be cleaned up with a reverse osmosis system to be potable. A septic system will need to be installed for domestic sewage on each parcel. This parcel has a few ponds on it, which in normal years have water in them for stock watering. Lots 5 and 7 share a common border. The owners will consider offers to buy them both at a discounted price.
