•We needed extra help several times with the purchase of a house in Pittsburgh. In one case our bid was accepted, we paid a good faith deposit, and then the sellers reneged because of legal issues. Legally we had no claim to get our money back; because of Tim's excellent relationship with the other realtor she took responsibility to give us back a significant portion of that money out of her own pocket. Tim was honest about the pros and cons of any particular location or house; knew the neighborhoods well; used an inspector whom we later learned was considered the best in Pittsburgh by others. He was patient, knowledgeable about how to make needed structural changes in one of the homes we looked at; honest and his attitude helped us persevere when we got pessimistic about finding the right home. I needed a professional office in the home which was not easy to find. He was attentive to that need and thought creatively about how to make that work when the home wasn't perfectly set up that way. When we went to visit the home we did buy the first thing he said was "You'll notice that this home is very well cared for." I didn't know what he meant exactly - but he showed us details to illustrate and 14 months of living in our new home has proved him right. Tim also helped us in negotiating the price: He knew what was was realistic; where there might be give etc. We discovered that he was skillful and accurate in his estimation of how much was fair to reduce the asking price of a home when a particular problem was uncovered in the inspection (we went through three inspections). He was always respectful, courteous with everyone and at the same time he had our backs. We would highly recommend Tim Gyves as your realtor. He's honest knowledgeable, cares about you getting the home that is right for you; patient and wise about negotiation.
