•James is a consummate pro when it comes to the local real estate market. He assisted us with both the purchase of a new home, and the sale of our old home. In both instances his research made the difference, as he correctly assessed what he thought would be a reasonable dollar value for both transactions. On the purchase of our new home, he used his professional connections to get us an advance showing of the home so that we were effectively the first offer received. And because his initial figures were accurate, there was little negotiation before we came to agreement. On the sale of our old home, he correctly advised us on the reasonable improvements that needed to be made, and not only recommended the contractors to do the work, but worked with them to ensure access to the house so that we didn't have to take time off of work. All improvements were completed timely, and - again, having done his research - he correctly arrived at a reasonable sales price for our home which generated substantial interest even before the home was listed! His outreach efforts were top-notch, as he organized a neighborhood open house followed by a public open house, and his efforts also resulted in 13 private showings over the course of 3 days. Within 3 days of listing, we had 3 full-price offers, all with escalation clauses, resulting in more money in our pocket upon sale. In short, James's performance was superb in every aspect of the deal - the research he put in to his work, the math, his recommendations for improvements and contractors, the trouble he went to to be personally present for meetings or otherwise minimize the amount of time we had to take off of work, maximizing our profit, and minimizing our transition time to the extent that between the purchase of our new home and the sale of our old, we didn't even have to pay a single month of double-mortgage. He made both buying a home and selling a home easy.
