I bought this condo when I was a bachelor looking for an awesome place to show off to friends and maybe to impress a future lady friend. Since buying this house I am now marrried and we looking for our first home together.
2 weeks after buying the condo the HOA fee went up $30, which would not be a big deal if I had not stretched my budget as much as possible for this sweet place with awesome views. I was slowing becoming house poor, I could not afford nice furniture to fill it and I realized I am no longer the ideal owner for this condo.
Thankfully having 2 incomes now, we are sharing costs and it is very manageable but it is just not what we see as our future. We have 2 dogs that are sweet, but usually cause the showings to go less than ideal. We cannot stage It the way we would like. (The pictures are of the condo staged before I bought it)
I know Zillow says I bought this condo for $97,938, but I actually paid around $100,000 after all the dust settled. Due to interest my pay off amount is $100,300, which is all I am asking for this condo and each month the pay off cost goes down about $100, and each month the sale price will go down about $100. I simply want to sell it for what I owe on it and move to a home that suits my new family of 4 (dogs included). I have written that I am not working with buyers agents, because that will save us about $3,000 in price to avoid using agents, with an agent you will have to pay more like $103,300 since I will be asking the buyer to cover closing costs. $103,500 is currently what the Zestimate is, and the $100,300 is a nice chunk less than the Zestimate.
There are some direct comps for sale at much higher prices just a couple doors down in this complex, if/when they sell the value of this condo will rise. Zillow estimates this condo will be worth $108,800 in the next 12 months. There are lots of AirBnB in this complex and it is a perfect place for that! It is VERY easy to get to and from downtown and it is about as affordable of a view you can get for the space, safety and quality of home. Not to mention the Pool!
I am a VERY honest person, and probably too honest. I want you to enjoy your new condo, or at least feel like you are aware of what you are buying. My wife and I have had our eye on a house nearby that would be ideal for us, but we need you to buy our condo so we can move out and you can move in! You will be better suited for this condo than us, and we want you to have it!
