This property is mostly black spruce timber. Some is older and some is a few years old which would be perfect for a person/company who does black spruce top cutting! The property would be ideal if you are looking to have continuing income with black spruce top cutting, coupled with the fact it's enrolled in a 50 year SFIA (sustainable forest incentive act) program which in 2025 is showing to bring in approx. $19.50 an acre. This parcel is fully enrolled in the SFIA program except for the HWY right of way area. So approx. 39 acres is enrolled which should bring in approx. $760.50 this year. Then if a new owner could also look into seeing what they could get for the black spruce tops as well moving forward. There is approx. 5-6 acre area up near the NW part of the property that's a bit of higher ground apsen/poplar growth. This area had a decent amount of deer sign in and along the edges of. This would be a good spot to set up a stand and cut some shooting lanes to cover that timbered area out to the edge of the spruce to try and catch that buck sneaking through.
