Open deer gun season began Saturday 19 October, and the area may have active hunters nearby. 5.24-acre lot with a cleared homesite area and private Ohoopee River waterfront, located at 400 Garden Rd, Collins, GA (Tattnall County Parcel # 007 106). The property is ready for someone wanting to live where outdoor recreation is right in their backyard. The homesite area is outside of the FEMA 100-year flood plain on the property end furthest away from river (no flood insurance should be required), has already been cleared and leveled, and electric utilities has recently been moved just down the dirt road for future access. The homesite passed both well and septic perc permitting tests in November of 2022 but are expired and will need to be reacquired by the new owners. There is no running water system on the property and would need installed. The dirt road is maintained by the county monthly. The property features a 288 square foot hunting "shabin" (shed/cabin) that's been walled with rough cut lumber and insulated, and recently outfitted with a woodburning stove. Also onsite is a small unassembled 200-watt solar panel battery charging system that will stay with the building. Double beds will also stay, along with outside picnic table, fire ring, and firewood stand. One of the beds folds down and will fit under main day bed or can be raised and pushed together to make large king size sleeping arrangement. There is a cleared path adequate for 4-wheeler or side-by-side down to the river. With a little more work a vehicle could pass through. There's a cleared area designated for hunting that has a 2-man tower stand and deer feeder that will stay with the property, a designated 100-meter shooting lane area for target practice. All typical area wildlife for the area travel through the property up and down riverside with deer and turkey most commonly seen. There is a sandbar located on the property side of the river for swimming with nearby shade trees. Boat and kayak landing is appx a 6-mile drive, located at Jerriel's Bridge Tattnall County Boat Landing.
