Located just south of Reading in Lyon County, Kansas, this ranch offers a rare opportunity to own a full section of land on the edge of the Flint Hills. With quality improvements, native grass, and exceptional wildlife habitat, this is a truly turnkey property.
Perched atop a hill with panoramic views, a well-built cabin serves as the centerpiece of the property. The cabin features approximately 700 square feet on the main level with a bedroom, full bathroom, living area, and storage space, plus a second bedroom upstairs. From the front porch, enjoy views across the Flint Hills with Melvern Lake visible in the distance. The cabin is serviced by rural electric, a cistern water system, and a backup Generac generator.
Additional improvements include a 60x30 barn for equipment and storage. All of the equipment used to maintain the property will convey with the sale, including a tractor, attachments, mower, sprayers, tools, farm truck, and 1,000-gallon water tank.
The ranch includes approximately 130 acres of original native grass and another 120 acres of recently established native grass. Extensive plum thickets established along terraces provide outstanding habitat for quail and whitetail deer while creating natural travel corridors, funnels, and pinch points.
The western portion of the property features mature timber, plum thickets, native grass, and open areas ideal for food plots or habitat improvements. The eastern portion is fenced and suitable for cattle grazing.
Seven ponds and two drainages provide abundant water for livestock and wildlife while enhancing the property's recreational appeal.
Conveniently located 20 minutes from Emporia and one hour and fifteen minutes from the KC metro, this property is well suited for a hunting ranch, weekend retreat, cattle operation, or long-term investment. Opportunities to purchase a full section with this combination of improvements, habitat, and agricultural utility are increasingly difficult to find.
